Covenants
for the Springlakes Community Association were established to help maintain
standards that enhance the value of all resident’s homes and the quality of
living within Springlakes. Your Covenants address many aspects of each and every
property within the Community. These areas include, but are not limited to, home
improvements (Florida rooms, storage sheds, etc.), landscaping and tree removal,
parking of vehicles (including boats and recreational vehicles), fence
installation, satellite dishes, swimming pools, as well as the general overall
appearance of each property.


All residents of Springlakes should be aware that Springlakes operates under
Covenants and that these covenants apply to all and are strictly enforced.
Article VI of our covenants is entitled “Additional Limitations.” In summary it
states…Covenants are enforceable for a period of twenty (20) years from the
filing date of this Declaration, after which time all said covenants shall be
automatically renewed and extended for successive ten (10) year periods. The
number of ten (10) year renewal periods hereunder shall be unlimited…Conclusion:
Springlakes covenants are enforceable and will be enforced by the covenants
committee no matter the age of your house.
In order for the proper enforcement of our Covenants, all residents of
Springlakes should, at least, be aware that Springlakes operates under Covenants
and that these covenants are strictly enforced. As a general guideline, when
trying to decide if Covenants approval is required, the following general rule
is simple and easy to apply:

If the project a resident wishes to
undertake alters and/or changes the exterior appearance of their LOT or HOUSE,
in any way, then covenants approval is required prior to the project being
started.
|
This includes, but is not limited to; painting, landscaping to
include removing trees, putting up a fence, adding a deck and/or Florida room,
adding a swimming pool (in-ground and/or above ground) or a storage shed. Should
you start a project without prior written approval from Covenants, you will be
required to make the necessary adjustments for covenants compliance or
completely remove the project from your lot. Many times a simple phone call to
the Covenants Committee can save time and money. Just call or email
to determine if covenants
approval is required.
A
General Summary of the Covenants
is included in
this website as well as in your Springlakes directory. A
copy of the complete Covenants is recorded at the Clerk of Superior Court,
Columbia County, Georgia and also should be referenced in the deed to your
property.

The Covenants Committee meets the third Tuesday of every month
to review project requests and violations.

| All projects when submitted for approval must include the
following: |
- Name, address, and telephone number of resident.
- Complete/detailed description of the proposed improvement or
alteration to include a copy of your plat showing the location of your
improvement.
- In the description, the type of material used, color and
identification of any environmental impacts (removal of trees) must be
included.
- Anticipated date on which project will begin and be completed.
- In your planning process, please allow thirty (30) days for our
review.

Should you have any questions regarding specific information which should be
included in your proposal request, please contact the Covenants Committee
Chairperson.

Should a resident be aware of a violation,
they are encouraged to bring the matter to the attention of the Covenants
Committee. All complaints/inquires are handled in a confidential manner. Each
complaint will be reviewed by the Committee and acted upon in an appropriate
manner.
