From the President— WE VOTED YES, NOW WHAT?
The vote to sell or not to sell the vacant properties (7.48 acres
behind Cofield Road and three lots at 4160, 4164 and 4166 Knollcrest
Circle) was recently held at the special called Springlakes Home
Owners Association meeting. The result was an overwhelming 80%
approval to sell. The voice of those voting granted the Association
Board of Directors the authority to pursue the sale of this property
and use the sale proceeds to fund the construction of a new clubhouse.
So what is going to happen next? The committee appointed by the
Board will obtain an updated appraisal of the property and develop a
plan to sell it. Before any action is initiated to sell the property
the Board will review and approve the plan and the process. The sale
plan will include an opportunity for any resident of Springlakes who
is interested in purchasing to make an offer prior to this being
advertised to the general public. If interested or if you need
additional information, contact the Springlakes Association office via
e-mail
associationmanager@springlakes.org or telephone (706) 855-7987.
The sale price of the property has not yet been determined; however
the Board expects to obtain full market value. Information regarding
the sale of the property will be placed on the Association web site,
www.springlakes.org when it
is approved by the Board.
The Clubhouse Committee is currently working with an architect to
develop complete plans for a new clubhouse and, as with the land sale,
the Board will approve the plan before construction begins. Also,
construction will not begin until the land sales have generated at
least half of the cost of the new clubhouse.
From the Board, the Clubhouse Committee and myself a very special
thank you and expression of appreciation to every resident that has
taken time to be involved in the process as we pursue this exciting
major project and improvement for Springlakes. I would also like to
personally thank the swim team and the neighborhood for the kindness
and support given to my family during the recent passing of my wife’s
father. It was all very deeply appreciated.
Sincerely,
Chris Epps
“It’s Spooky to Be Hungry”

benefits Golden Harvest Food Bank, will take place on Saturday,

fun neighbor-helping-neighbor food drive. We know we will have great
support, so please give generously when the collection team comes to
your door!
Won’t you join us?! We are looking for volunteers to distribute
flyers and to help collect food. This is a great opportunity to
introduce your family to community service, to meet your neighbors,
and to help a great cause. Call Terry or Brenda Bland at 706-868-8211
or Cindy Hennigan at 706-855-1030 for more information.
Springlakes Garbage Service Opportunity
Springlakes has investigated contracting with a garbage collection
agency to see if we can arrange for a cheaper rate for our
neighborhood and cut down on the number of garbage trucks that
circulate through. Augusta Disposal & Recycling, Inc. has the
best deal that we have found. They will:
· Furnish a 96-gal cart (household refuse only) for either
once a week or twice a week service.
· Provide once-a-week pick up using
the 96-gal cart on Thursdays for $17.00 per month (billed
quarterly @ $51.00 per quarter— every three months)
· Provide twice-a-week pick up using
the 96-gal cart on Mondays & Thursdays) for $19.00 per month,
(billed quarterly @57.00 per quarter - every three months)
· Provide once-a-week pick up of
recycling materials on Thursdays at NO ADDITIONAL CHARGE.
Use your own personal container marked
“RECYCLE”. Acceptable materials for recycling are limited to #1
& #2 plastic; newspapers and magazines; flattened corrugated cardboard
(that has not touched food); and aluminum cans.
· Provide once-a-week pick up of
yard waste on Wednesdays at NO ADDITIONAL CHARGE.
This must be limited to no more than
60 pounds per week which is the equivalent of up to (4)
four 32-gallon bags or 32-gallon
containers (which you must personally provide).
· Provide twice-a-week pick up of garbage and recycling at the
swimming pool and tennis courts at no charge (a cost savings to your
Association).
· ADR, Inc. will not increase the rate within a minimum of
one year from signed agreement unless there is a substantial increase
in fuel or insurance costs. Rates are in effect 11/1/08.
You, (each household) must call Augusta Disposal and
Recycling, Inc. (706-854-1266) to take advantage of this offer.
If you currently use them, they will automatically change to the new
negotiated rate effective 11/1/08. More detailed questions can be
answered by their personnel.
“CAUGHT IN THE ACT…..”
CALEB BRINKMAN of 136 Springlakes Drive, has been nominated by Beth
Frits for his service in our neighborhood. He can be found along
our neighborhood roadways with a plastic bag and a spear picking up
trash that he sees on the side of the road. He has even been
spotted along the sidewalks of Columbia Road doing the same thing.
This model resident has been ‘caught in the act’ and recognized by the
Board of Directors. Thank you, Mr. Brinkman, for showing us ways that
we can help our neighborhood.
If you know someone that should be ‘caught in the act’, please let
the association manager know.
ASSOCIATION MANAGER’S ANNOTATIONS
This article is going to be filled with gratitude. We have so
many terrific volunteers in our neighborhood!
A big thank you to Kristi Baker and all the volunteers that helped
to make our annual picnic another huge success. The rain held
off for us, we had great food from Wife Savers, canoeing was great,
pool volleyball was fun, etc. If you have never taken the time
to come out for this annual event, you really should try it .
It’s one great way to get to know folks and see what a wonderful
neighborhood we live in.
Our Board of Directors and committee volunteers spend countless
hours working to assure that our neighborhood continues to run
smoothly. I have been very impressed from the time that I started this
job how dedicated our volunteers are. If you are not
involved and want to be, please let myself or a board or committee
member know.
We also want to give a big thank you to Chick-fil-A, Mullins
Crossing for providing Springlakes with a neighborhood party in June.
A great time was had by all and their generosity was overwhelming!!
Don’t forget the Spooky to be Hungry drive on October 25. If
you are not going to be home, leave your donations at your front door
and someone will be by to pick it up.
Also, check your information in the Springlakes Directory and if
you want any of your information updated, please contact me so that I
can make the change before the new one is printed.

doing for the neighborhood. If you would like to help on
any of these committees, please call the chairperson.
TENNIS COMMITTEE
Greetings to all. Fall is nearly upon us and with it
comes cooler weather and increased outdoor activity—especially
on the tennis courts. The tennis courts operate on a first
come first serve basis, with one exception—we like to
accommodate our Springlakes Tennis Team. The USTA leagues
are starting up again and the tennis courts will not be
available for individual recreational play or practice during
home matches. The dates and times for these matches are
listed below:
- 27 September, 2008 @ 9:00am
- 04 October, 2008
@ 9:00am
- 01 November, 2008 @ 12:00pm
- 06 December, 2008 @ 12:00pm
These times will be posted outside
the tennis courts for your convenience. If you have time,
why not stop by and watch a match? Your support of our
neighborhood team is greatly appreciated! Good luck to
Henry and the entire team.
There have been some problems with the tennis courts lock
after it received maintenance. If your key no longer works
or you are having difficulty, please contact me and I will issue
you another key. One additional reminder, please turn off
lights when not in use.
Thanks for taking care of your tennis courts and we’ll see ya
on the courts!

WELCOME COMMITTEE
Springlakes is a friendly neighborhood and a wave or smile when
passing each other goes a long way! So wave or smile at each
other. It doesn’t hurt the resale value either when
families are driving through the neighborhood and see how friendly
everyone is. Call Brenda when you notice new neighbors so she and her
committee can make a visit and take the new residents a directory and
officially welcome them to Springlakes.

COVENANTS COMMITTEE
Hello from your Springlakes Covenants Committee. Since our
last newsletter we have been quite busy keeping up with a number of
on-going issues. I would like to begin by thanking all the residents
in the neighborhood who support this committee and the Board of
Directors. Without that support it would make our jobs just that much
more difficult. I want to also thank those residents who have been
using the Springlakes website and sending me emails about concerns you
have and/or things you would like to see improvements upon in the
neighborhood. It has been a big help. I would ask you to keep those
emails coming.
I would like to take a moment and talk about the overall general
appearance of our yards and driveways and hopefully solicit everyone’s
help to improve these areas. Overall appearance of our neighborhood
should be a number one concern to all of us for our quality of life,
our enjoyment of the neighborhood and the values of our property. When
new potential buyers drive through our neighborhood one of the first
things they observe is its overall general appearance. Some of us are
allowing our driveways to become storage areas. Some of us take
special care of our lawns, but forget to clean the weeds that are
growing on the street in front of our home. And even though we need
rain and can’t do much about keeping our grass as green as we would
like, we can do a much better job at trimming our bushes and trees,
keeping weeds out of our flower beds and trimming the grass growing
over the curbs on the street. The maturing of our neighborhood brings
with it the responsibility that each of us shares to keep our
neighborhood looking as good as we possibly can.
During the past few weeks, I’ve taken the time to talk with a
number of real estate agents in the area and asked them what folks are
looking for when they decide on an area to live. Three items have been
mentioned over and over again. The first surprisingly enough has been
covenants. Are there strong covenants in the neighborhood and are they
being enforced? The second has been the Homeowner’s Association. Is
there a strong Board of Directors and do they take an active role in
the neighborhood? The final thing has been their first impression of
the neighborhood. How is the outside appearance maintained?
We live in a wonderful, close knit neighborhood and it is incumbent
on all of us to keep it that way. As you ride through some of the
surrounding neighborhoods, you will quickly notice many things that we
all should hope and pray will never happen in our wonderful
SPRINGLAKES.
We have a very active and aggressive Covenants Committee. We have
an outstanding Board of Directors who our very much involved in the
association. Our neighborhood looks good, but this is an area that
needs constant attention and some immediate improvements. I would ask
each resident over the next week or so to take a close look at the
outside appearance of their property. If you have allowed a build up
of items in your driveway, please take a minute and reposition them
such that they are not visible from the street. What a major
improvement this simple task will make in the overall appearance of
our neighborhood. Thanks ahead of time for your help.
If you are planning some outside home improvements over the next
few months and you are not sure if you require prior approval, please
call me at 706-860-0383 or my email address is
jenninjj@aol.com and discuss
them with me. Your phone call or email might just save you unwanted
and/or unneeded stress.
Remember: These are YOUR covenants.

COMMUNICATIONS COMMITTEE
This is the third newsletter of the year and we hope you find the
articles enjoyable and the news worthwhile. If you have items
you believe would benefit all of us, please call Lynne or Lisa to ask
about it. If you see errors in mailing addresses or would prefer
your letter to come via e-mail, let us know that also.

CLUBHOUSE COMMITTEE
Reservations are still being taken to use the clubhouse and/or pool
for special events. Get in touch with Cindy for openings and
regulations at clubhouse@springlakes.org or 706-399-5178 .

LAKE COMMITTEE
Boy, where did the summer go? Fall is in the air along
with pine needles and falling leaves. Speaking of falling
leaves, please take care to pile them where they will not be washed
into the storm drains, ditches, drainage creeks, and/or either of the
lakes. The rains we have had this summer continue to wash a lot
of soil and debris into both Spring Lake and Cofield Pond. Let’s
make sure we don’t amplify the problem with our yard wastes.
By the time you receive this newsletter, we should have started the
board walk down at the water’s edge near the club house. I have
been promised by the contractors that it will be completed by the end
of October (weather permitting). Thanks to the patience and
perseverance of our contractors, Archedeck (Southern Industries) and
Southern Landscaping & Lawncare, this is actually happening!!
Anyway, Yours Truly has not been on the lake much this year, but, I
have noticed several boats out enjoying the fishing. They are
living my motto—“A bad days’ fishing is better than a good day at
work.”

CRIME WATCH AND SAFETY PROGRAM
Lock it or Lose it signs have been posted on Springlakes Drive &
Quail Springs Circle to remind residents of the importance of locking
their vehicles, homes and other possessions. There have been several
instances of folks leaving things in unlocked cars and then having
items stolen.

POOL COMMITTEE
Membership numbers this year were a little better than last year
but we still would like to recruit more members. Different ideas
are being tossed around on how to recruit folks in the neighborhoods
closest to Springlakes. If you have some ideas or want to get
involved please contact anyone on the pool committee. Help is always
needed. The Pool Committee will be working to replace the tile
around the top lip of the pool along with other repairs throughout the
winter months.
